INCORPORATING NEW HOMES ON A PORTION OF THE PROject site WILL ALLOW US TO Preserve the golf course

The 242 homes proposed for the new Carlton Oaks Country Club and Resort would be constructed by Lennar, a local and nationwide community builder with extensive experience in golf course redevelopment.

These homes will be integrated within the golf course design and linked to the Country Club and Resort through connective cart paths, making it possible for the new homeowners to provide year-round patronage, further assuring the economic vitality and long-term preservation of the golf course.

The new homes are divided into two neighborhoods (pictured below) on the western and northern portions of the property. Residential West (yellow) is comprised of 86 homes, and Residential North (orange) is comprised of 156 homes.

The architecture embodies elements of Santee’s history and honors the timeless heritage of the City. The Carlton Oaks Country Club and Resort reinterprets the historic details of these architectural styles to complement the surrounding community character and provide a unifying design aesthetic for the clubhouse, resort, and residential homes.

Details, like wood siding, balconies, and porches, materials, and colors will be used to create consistency and cohesion throughout the entire project. The design of the residential development will also emphasize the panoramic views of the San Diego River to maximize the community’s enjoyment, while retaining the natural resources of the area.

The project will be landscaped with flowering accent trees, community shade trees, and shrubs and groundcovers. Residents will enjoy access to a new playground with resilient rubber surfacing, bench seating, picnic tables, and shade trees.

The entrances to the residential neighborhoods will be marked by enhanced paving materials. All residential development would be accessible through private gated streets.

The current zoning for the property is Planned Development and Park/Open Space. All the homes are within the Planned Development zone, which allows for housing. Click here to see existing and proposed zoning.
